And every time something like this comes through, I’m reminded of something simple:


When you send me your people, it means more than you know.


I wish I could tell you just how grateful I am for you trusting me to take care of your friends and family here in Buena Vista. (I promise to take the very best care of them!) It’s truly an honor - and one I don’t take for granted.


Because so many of you have been sending me your people lately, I thought it might be helpful to share what I’m seeing right now - and the questions buyers are asking most often.

What Buyers Are Asking Me Right Now


In this Buena Vista real estate update, these are the conversations I’m having with buyers right now.


“Should we wait until later this year?”

“Is it too early to talk if we’re not moving until summer?”

“Will sellers negotiate?”

“If we can’t get to Buena Vista right away, can you help us see homes virtually?”


The short answer to that last question? Yes - and it’s never too early to start the conversation.


With out-of-state buyers, virtual showings are a normal part of the process and one I'm happy to assist with!


When a home catches your eye online, I’ll walk through the property with you on FaceTime so you can see the layout, flow, views, and get a better sense of the overall feel. I’ll also point out the details that photos don’t show including the good, the bad and the ugly. I'll hi-light the overall condition of the home, the property's surroundings, the wobbly banister, any pet odors or weird smells 🫣 and answer your questions as we go.


My goal is to be your eyes and ears on the ground so you feel confident making decisions, even from a distance. And when the right home hits the market, I'll be sure to let the listing agent know there is continued interest and we can plan an in-person visit.

And on the other side of that conversation - I’m also working closely with sellers to prepare their homes thoughtfully before they ever hit the market.




Behind The Scenes


Here’s a glimpse at what I’m currently working on for a home that won’t hit the market for several weeks.


We’re starting with intentional preparation. I’m helping the sellers decide what’s worth their time to pre-pack, paint, refresh, and tidy - and just as importantly, what they don’t need to worry about. We all have limited time and resources, and my role is to help sellers focus their energy where it will make the biggest impact and deliver the strongest return.


While they’re scheduling carpet and window cleaners, I’m planning for staging — taking inventory of what’s needed, filling in any gaps, and scheduling installation so the home shows at its very best.


Next comes the marketing plan. Professional photography and video are scheduled, including drone images to highlight the surroundings, 40+ interior photos to fully tell the story, a 2D floor plan so buyers can clearly understand the layout, and video content to share across social media and YouTube.


First, we do the work to prepare the home. Then we make sure it’s seen.


I’m also building the launch pieces, an email that will go out the moment the listing goes live so you’re among the first to know, and postcards to neighbors (because often, the right buyer is already connected to the community).


Bringing a home to market well isn’t something we rush. It’s a thoughtful launch, one that builds anticipation and positions the home to make a strong first impression from day one.


If you’re thinking about selling this year, even if the timing still feels uncertain - I’d love to talk. Starting early may feel premature, but a longer runway gives us space to prepare intentionally, make smart decisions, and enter the market with clarity and confidence.





STR Moratorium Update


And finally, a quick local update you may want to be aware of.


The Town of Buena Vista is forming a community working group to help shape the future of short-term rental (STR) regulations.


In January, the Board of Trustees placed a temporary moratorium on new STR licenses while the policy is reviewed and a potential new framework is developed. The moratorium is currently set to run through September 30, 2026.


To gather diverse perspectives, the town is inviting residents to participate in a workgroup. The group will include voices such as a long-term renter or landlord, an STR owner/operator or real estate professional, a business owner or manager, and an at-large community member — alongside town leadership.
