I Represent 20% of Buena Vista's Buyers Under Contract - Here's What That's Taught Me About the Buena Vista Colorado Real Estate Market


This spring has been filled with such meaningful work! Recently, as I was looking at the Buena Vista real estate market, I realized I was representing nearly 20% of all buyers currently under contract on a home in Buena Vista.

Questions I'm Hearing Right Now About the Buena Vista Colorado Real Estate Market...



  1. "What does it look like to sell my home in today’s market?"

 

It’s a great question - and one worth taking a thoughtful look at together. I’ve recently prepared several valuation reports for homeowners, and what’s clear is that there’s no one-size-fits-all answer. Value is shaped by a number of factors: location, setting, and lifestyle, being a few of them. Is your home walkable to Main Street and nearby trails? Tucked into the trees with a cozy, private feel? Or situated on acreage with water rights and room for horses, chickens, or a garden? Each of these elements tells a different story - and that story matters when determining value.


  1. "Are homes closing at asking price?"

 

In some cases, yes - but more often, I’m seeing homes close slightly under asking, typically in the range of 2–3%, with some exceeding 10% below. This makes thoughtful pricing and strategic positioning especially important. Starting with a data-informed plan from day one gives you the strongest opportunity to attract the right buyer and achieve a successful outcome.


  1. "If I’m considering selling this summer, when should I start the conversation?"

 

Ideally, a few weeks ago - but the next best time is now! For most homeowners, preparing a property for market takes anywhere from 2–6 weeks, depending on your goals and the condition of the home. Whether it’s replacing carpet, decluttering, or simply getting ahead on packing, these steps take time - but they also make a meaningful difference. The payoff is a home that shows beautifully and is well-positioned when it goes live.
